These Terms of Use ("Terms") govern your access to and use of balitecturerealty.com (the "Site"), operated by Balitecture Realty ("we", "us"). By using the Site you agree to these Terms. If you do not agree, please do not use the Site.

1. About us & the service

We are a Bali-based real-estate brokerage marketing villas, land, apartments and commercial property for sale and for rent, and connecting buyers, sellers and renters. Some listings are designed and/or built by our sister company Balitecture; villa management is provided by our sister company Spacious Bali. We are a member of AREBI (Asosiasi Real Estate Broker Indonesia).

2. Property listings — important disclaimer

Listing information (including prices, sizes, tenure, availability, images, maps and descriptions) is provided to us by property owners, developers and third parties and is published in good faith. We do not warrant that any listing information is accurate, complete or current, and it may change or be withdrawn at any time without notice. Listings are an invitation to enquire, not an offer, and do not form part of any contract.

• Prices may be quoted in different currencies and any converted amounts shown are indicative only; the binding price is the one agreed in your transaction documents.
• Sizes, boundaries, floor plans and map locations are approximate; exact details must be verified independently.
• Availability is not guaranteed; a listing shown as available may already be under offer or sold.

You must carry out your own due diligence and obtain independent professional advice (legal, financial, tax and technical) before entering into any transaction. Nothing on the Site is legal, financial, tax or investment advice, and any yield, occupancy, return or capital-growth figures are illustrative estimates, not guarantees of future performance.

3. Foreign ownership

Property ownership by foreign nationals in Indonesia is subject to specific legal structures and restrictions. Any general information we provide about freehold, leasehold, Hak Pakai or PT PMA structures is for guidance only and must be confirmed with qualified legal counsel for your circumstances.

4. Acceptable use

You agree not to misuse the Site, including: using it unlawfully or fraudulently; scraping, harvesting or bulk-extracting listings or data; attempting to gain unauthorised access; introducing malware; interfering with the Site's operation; or using content other than as permitted below.

5. Intellectual property

The Site and its content — including text, photography, branding, logos, design and software — are owned by us or our licensors and protected by intellectual-property laws. You may view and share listings for personal, non-commercial purposes; you may not copy, reproduce, republish or exploit content commercially without our written permission.

6. Enquiries & your submissions

When you submit an enquiry or other information, you confirm it is accurate and that you may provide it. We handle personal data in accordance with our Privacy Policy. Enquiries are routed to our central channels and may be handled by the relevant agent.

7. Third-party links & sister brands

The Site links to third-party websites, including balitecture.com and spaciousbali.com. We are not responsible for third-party sites or services and their inclusion is not an endorsement.

8. Limitation of liability

To the maximum extent permitted by law, we are not liable for any indirect, incidental or consequential loss, or for any loss arising from reliance on listing information or other Site content, from your transactions with owners/developers, or from your inability to use the Site. Nothing in these Terms excludes liability that cannot be excluded by law.

9. Indemnity

You agree to indemnify us against claims arising from your misuse of the Site or breach of these Terms, to the extent permitted by law.

10. Privacy & cookies

Our Privacy Policy and Cookie Policy form part of these Terms and explain how we handle personal data and cookies.

11. Governing law & jurisdiction

These Terms are governed by the laws of the Republic of Indonesia, and disputes are subject to the jurisdiction of the courts of Indonesia.
