Balitecture Realty is an Australian-owned real estate agent in Bali, selling villas, land, apartments and commercial property across the island, and listing villas for rent. We are the real estate division of Balitecture, a design and build company with more than ten years in Bali. We are a member of AREBI, the Indonesian real estate brokers' association, and hold a SIUP-4 real estate business licence.

Buying with us

Every listing states its tenure and price, and shows when its details were last updated. Foreigners can't hold freehold title in their own name, so most buy a long leasehold, or buy through a PT PMA (a foreign-owned Indonesian company), which holds a right-to-build title (Hak Guna Bangunan, HGB) rather than freehold. Our guide to foreign ownership explains how each route works.

We go through the certificate, zoning and permits with the owner before you commit. An independent notary (notaris/PPAT) then draws up the lease and checks the title at the land office (BPN).

Many of our listings are designed and built by Balitecture, so we can tell you how a house was built and what a renovation would involve.

After you buy

Our in-house villa management team, Spacious Bali, can run the villa as a holiday rental. The team handles guest check-ins, cleaning and maintenance, and sends owners a monthly report.

Selling with us

Owners can list with us too. If you have a villa or land to sell, send us the details on our sell page. An agent reviews every submission, checks the paperwork with you, then lists and markets the property to buyers in Bali and overseas.
