For villa owners

Sell your villa in Bali

Looking for a real estate agent in Bali to sell your villa? Send us the details and a few photos. An agent reviews every villa within two working days, goes through the paperwork and the price with you, then lists it and markets it to buyers in Bali and overseas.

Why list your villa with us

  • Buyers in Bali and overseas

We market every listing to buyers in Bali and abroad, with pages written for buyers in French, German, Dutch, Russian and Indonesian as well as English.

  • Freehold or leasehold

We list both. For a leasehold villa, buyers ask first about the years left and the extension terms, so put them on the form.

  • Part of Balitecture

We are part of the Balitecture group, two-time International Property Awards winner (2025) for architecture and residential development.

  • Your details stay private

Only our agents see your name and number. We never show them on the website, and nothing goes live until we have spoken.

What to have ready

You do not need all of it to send the form, but the more you have, the faster we can move.

Certificate or lease
The land certificate (SHM, HGB or Hak Pakai) if you own the land, or the lease agreement with the years left and any extension option if the villa is leasehold.
Building permit
The PBG, or the IMB for an older villa, and the SLF if you have one.
Size and layout
Land and building size in square metres, the bedrooms and bathrooms, and the year it was built.
Rental history
If the villa is rented out, the occupancy and income for the last year or two, and any tourism licence.
What stays
The furniture, fittings and anything else included in the sale.
Photos
Up to 12, without a watermark of your own. We add ours.

How it works

  1. 01

    Tell us about it

Fill in the form below with the essentials: where it is, what it is, what you are asking, and a few photos. Ten minutes is usually enough.

  2. 02

    We review it

An agent looks at every submission, checks the title, zoning and pricing with you, and calls or messages you with any questions. We do not publish anything until we have spoken.

  3. 03

    We list and market it

Once agreed, your property goes live on our site and we market it to buyers. We will talk you through our fees before we publish anything.

Questions owners ask

What does it cost to list with you?

Sending us the details is free. We talk you through our fees before anything is published.

Can I sell a leasehold villa?

Yes. Many villas on our site are leasehold. Tell us how many years are left and whether the lease can be extended.

Can foreigners buy my villa?

Yes, through a leasehold, Hak Pakai or a PT PMA company. Freehold (Hak Milik) is for Indonesian citizens only, so we explain the options to each buyer.

Do I need to be in Bali?

No. You can send the details and photos from anywhere, and we keep in touch on WhatsApp or email.

Can I rent my villa out instead?

Yes. Choose For rent, or Both, on the form and give a monthly price.

Who sees my contact details?

Only our agents. They are never shown on the website.
