Buying Land in Bali
Buying land in Bali can be the best value on the island — if you check the right things. The make-or-break issues are zoning, the certificate, access and utilities, the build permit, and the legal structure you'll hold the land under as a foreigner.

- Zoning first. Confirm the land is zoned for what you want (residential or tourism). Protected green-zone / jalur hijau (ricefield/agricultural) land usually cannot be built on — this is the most common costly mistake.
- Check the certificate. Verify the sertifikat (e.g. SHM freehold or HGB), that it's clean, correctly sized and undisputed. Your notary confirms it at the Land Office (BPN).
- Build permit. You'll need a PBG (the permit that replaced the IMB) before construction.
- Access & utilities. Legal road access, water (PDAM mains or a well) and electricity (PLN) — confirm availability and capacity.
- Ownership route. As a foreigner you'll hold land via leasehold, Hak Pakai or a PT PMA — never Hak Milik.
We run this due diligence for you and work with trusted notaries and legal partners. And via Balitecture, we can design and build your villa — with 50% off architecture when you buy land through us.
Frequently asked questions
Can foreigners buy land in Bali?
+
Not as freehold — but you can hold land through leasehold, Hak Pakai or a PT PMA, the same routes used for villas.
What is the green zone?
+
Protected agricultural land (jalur hijau) where building is heavily restricted or banned. Always confirm zoning before buying.
How do I check land is safe to buy?
+
A notary verifies the certificate, zoning, boundaries and that the land is dispute-free; we manage this with our legal partners.
