Bali real estate, done properly
Balitecture Realty is an Australian-owned brokerage selling villas, land, apartments and commercial property across Bali. Many of our listings are designed and built in-house by the Balitecture studio. Every listing states its tenure, and we go through the certificate, zoning and permits with the owner before you commit. Your notary then confirms the title at the land office (BPN), so foreign buyers know where they stand on freehold and leasehold.

More to explore
Foreigners cannot hold freehold (Hak Milik) title directly. Most buy through a long-term leasehold (commonly 30 + 25 + 25 years), a Hak Pakai (right to use) title, or a PT PMA (a foreign-owned Indonesian company), which holds HGB (a right to build) rather than freehold. Leasehold is the most common route. We explain the options and work with independent notaries and lawyers on the structure.
Freehold (Hak Milik) is permanent ownership available only to Indonesian citizens. Leasehold (Hak Sewa) grants rights to a property for a fixed, renewable term and is the most common route for foreign buyers, with a lower entry cost. Each listing states its tenure and, where the owner has given it, the lease term.
Completed villas in the prime areas often achieve 12–18% gross rental yield, and off-plan buyers have seen 15–20% capital growth between purchase and completion. These figures are indicative, not guaranteed: returns depend on the area, the villa and how it is managed. Ask us for figures for a specific area.
We ask every owner for the land certificate, zoning and building permits, and for leasehold listings the lease and the underlying title. Before you buy, an independent notary (notaris/PPAT) checks the title at the land office (BPN). Owner details are kept private.
Why Bali
Bali draws more than seven million visitors a year, which keeps rental demand high through every season. With build costs well below most Western markets, that demand supports strong rental yields.
